1. About these terms

These terms apply to your use of basedinleeds.co.uk ("the site"), operated by Based in Leeds. By browsing the site or submitting an enquiry you accept these terms. If you do not accept them, please do not use the site.

2. Property listings

Listings, photographs, floor areas, bedroom and bathroom counts and prices per person per week are provided in good faith as a general guide only. They do not form part of any offer or contract. Availability changes quickly during the Leeds student letting season and a property shown on the site may already be let.

All prices are quoted per person per week and are bills included* — *bills included covers gas, water and electricity; Wi-Fi and the TV licence are not always included. Always check the individual property listing and your tenancy agreement for what is covered.

3. Enquiries and viewings

Submitting a viewing request does not reserve a property or create a tenancy. Enquiries and viewings are handled by our lettings partner, Big Blue Lettings, who will contact you using the details you provide. Any tenancy is governed by the tenancy agreement you sign, not by this site.

4. Acceptable use

You agree not to misuse the site — including scraping listings, attempting to gain unauthorised access, submitting false enquiries, or using content for commercial purposes without our written permission.

5. Intellectual property

All text, photography, branding and design on this site belong to Based in Leeds or its licensors and may not be reproduced without permission.

6. Liability

We take care to keep the site accurate and available but do not guarantee it will be uninterrupted or error free. Nothing in these terms limits our liability for death, personal injury or fraud where liability cannot be excluded by law.
