Cheapest first: Burley. Typical range £110-£140 pppw for a 3 to 5 bed house. You give up being right in the middle of the action, but you're still a 15-minute walk from Hyde Park's bars and a 20-minute walk (or short bus) from campus. Best pound-for-pound value in our portfolio.
Woodhouse. £130-£160 pppw for smaller 3 to 4 bed houses. Not as cheap per bedroom as Burley on the biggest houses, but unbeatable if you want to walk to campus in five minutes.
Hyde Park's big houses. £140-£155 pppw for 5, 6 and 7 bed houses on Chestnut Avenue, Ash Grove, Queen's Road. If you have a bigger group, Hyde Park is often cheaper per person than a smaller Headingley house.
Small Hyde Park houses. £160-£170 pppw for 3 and 4 beds close to the corner. You pay a premium for being right on top of everything.
Headingley. £130-£160 pppw — cheaper than Hyde Park, level with Woodhouse, and the extra over Burley buys you a better-finished house, an extra bathroom, and a real high street.
City Centre. £155-£180 pppw for 1 and 2 bed apartments — the most expensive area we let in. Not comparable to a shared house, but often the cheapest way for a couple or a solo postgrad to live in Leeds without house-sharing.
The main lesson: Burley is the cheapest area whatever your group size, with Headingley and Woodhouse next, Hyde Park above them, and the City Centre most expensive. Within any area, bigger houses spread fixed costs (living room, kitchen, bathrooms) across more people, so a 6 bed almost always beats a 3 bed on £ pppw.
